The Application Process

If you wish to express a formal interest in a property you will need to fill in an application form. If you require an application form please contact our office. 

Documents needed to support your application include: photographic ID i.e passport or driving licence, utility bill displaying current address, bank statement displaying current address and letter/reference from current employer.

Some landlords will specify certain requirements for occupation of their property. Each landlord will have different requirements and as such it is important to clarify such requirements before submitting an application.

Successful Application

If your application is successful we will negotiate a date for the start of tenancy. Tenancy’s are usually for a period of 6 months, after which time the tenancy will continue on a month to month basis until either you, as the tenant or the landlord gives sufficient notice to vacate the property.

Once a date has been agreed both you (tenant) and landlord are required to sign a copy of the tenancy agreement. You are not permitted to move into the property until we are in receipt of a signed copy of your tenancy agreement; upon receipt of your tenancy agreement along with the specified deposit and initial months’ rent you will be provided with the keys to the property.

Tenant: Rental Payment

We provide both a ‘let-only’ service as well as a ‘management’ service. It is important to understand that the tenant will either be paying the landlord through us (the agent) or directly to the landlord themselves.

Both services provide benefits and drawbacks and it is important, as a tenant, to find out which service their chosen property falls under.

Payment of Rent

The easiest method of payment is through direct debit or standing order as rental payments are scheduled for the same date each month.

Some tenants wish to pay their rent by either cheque or cash which is also acceptable.

Bills and Utility Payments

Upon commencement of your tenancy we will contact the appropriate utility providers to arrange for them to contact you regarding setting up a new supply and provide the local authority with your details in order to set up council tax payments.
