We also list properties on Social Media and are able to offer special editorial features in the local press and online.
High quality sales details
We work hard to ensure your property is shown to the best advantage, both online and in our brochures. We have quality digital photographs, including aerial photographs where considered appropriate, floor plans and bespoke brochure with written details which highlight the main selling points. We ensure you are happy with these before placing the property on the market.
Where vendor(s) are not able to undertake their own viewings, or would prefer not to, we are always happy to undertake accompanied viewings on your behalf. In many cases this is advantageous, as we can deal with viewers’ questions at the time and provide feedback to you quickly and get a feel for viewers reactions. We aim to obtain feedback on all viewings within 48 hours, so you are up to date with the marketing of your property.
Finding the ‘Right’ buyer
Before an offer is accepted, it is important that you have an understanding of the buyer(s) position and the likely speed at which they are likely to want to move, and what potential barriers there may be. We can advise frankly on the merits and pitfalls of any offer, to enable you to make an informed decision on how to proceed. Where there are multiple offers, it is important to ensure that the right one is accepted for your circumstances, which may not always be the highest.
After a sale has been agreed is when our most important work begins, and because we are paid on legal completion of the sale, we have a vested interest in ensuring that everything keeps moving. We will liaise closely between yourselves, the buyer and the solicitors acting to ensure the process moves as smoothly as possible. Where unexpected issues arise, we will be able to act quickly to advise on the options available and the best way forward.
